Mortgage sales, second-hand market see strong growth, while sales to foreigners decline in July

House sales in Türkiye climb 12% in July as demand rises

ISTANBUL

House sales in Türkiye increased 12.4% year-on-year in July, reflecting strong demand across the country, the Turkish Statistical Institute (TurkStat) reported Wednesday.

A total of 142,858 homes changed hands during the month, with Istanbul leading the market, having sold 23,152 units.

The capital, Ankara, followed with 12,491 sales, while the Aegean city of Izmir recorded 7,815 sales.

New home sales climbed 7.8% year-on-year to 43,984 units, while second-hand sales jumped 14.6% to 98,874 units.

Mortgage-financed sales surged 60.3% in July compared to a year earlier, totaling 18,425 homes and representing 12.9% of all transactions.

On the other hand, sales to foreign buyers saw a year-on-year decline, with 1,913 homes sold to non-Turkish citizens—an 18.6% decrease from last year.

Russians, Iranians, and Germans accounted for the highest number of foreign purchases.

For the first seven months of 2025, total house sales reached 834,751 units, marking a 24.2% increase over the same period in 2024, TurkStat said.
